Jackson Heights was built as one of the first planned garden-apartment neighborhoods in the country. Its core, roughly between Roosevelt and Northern Boulevard, is a landmarked historic district of brick co-op buildings from the 1910s through the 1940s, many wrapped around private interior gardens, with rows of attached brick houses and two-family homes on the side streets. It is a short drive from our office in Jamaica, and Ben Yousefzadeh inspects here regularly.
Most purchases here are co-op apartments, so the inspection moves inside the line of the unit. The building’s roof, boiler and facade belong to the co-op, but what you are buying depends on them: how the unit is wired, how its plumbing and risers have held up, whether heat reaches every room, and whether there is any sign of water coming in from above, from the windows or from the facade. We look at all of it and note where a question belongs with the managing agent or the board.
The attached houses and two-families get the full roof-to-foundation inspection. Many have shared walls, rear yards and alley garages built along with the original rows, and decades of updates layered on top of original systems. On landmarked buildings, exterior work such as window replacement goes through the Landmarks Preservation Commission, so it is worth knowing early what the windows, roof and masonry will need. I am buying my first home. I was recommended to call Ben by a family member. He was super friendly right away. Came out to the house the next day to see it and worked around our schedules.
